Unfortunately 2008 isn't the 7th year following the 6 consecutive years of gains of the Japanese commercial real estate. A Japanese media (Nikkei newspaper) reported a sharp decline in real estate transactions last year. Real Estate value only totaled to about 2.8 trillion yen ($30.8 billion) in 2008, far more lower than 2007's value which had 5.6 trillion yen. All of these statistics was made available by the Urban Research Institute who tracks released information by real estate investment trusts and other companies listed.
