What part of the real estate market has personally impacted you? (Were you a buyer, seller, renter, real estate speculator or otherwise?)
As an investor not so much as I tend to buy to rent. The risk all depends on if you borrow heavily, this can cause problems but if your a cash or low geared buyer then it shouldn't be a problem.
How has your ability to secure financing directly impacted your ability to purchase or refinance properties of critical interest?
In Thailand as a foreigner financing is virtually impossible, therefore most people are cash buyers or have to finance from their home countries.Thus yes as no financing here I have to rely on cash only which means I cannot buy more.
What has been the professional impact suffered (or enjoyed) by your own personal finance officer? (For example, has your broker benefited, gone broke, or otherwise been impacted by these changes in the market?)
The market here is sluggish but not on a downward trend so no big shocks so far.
What impact will adjustable mortgages have on your upcoming (or recent, past) finances?
As mentioned before no real effect.
What changes or adjustments to market value are currently impacting your real estate situation (such as in the case of properties declining in value, failing to appreciate in value as expected, or those expected to decline or stagnate in value shortly)?
Due to lack of well managed and decorated properties here, I think again the risk is small as many overseas buyers come here and property is cheap for them. Also most condos here prices are related to material costs which are on their way up
How will the changes in the market impact your financial situation today and moving forward?
It will mean dont spread myself to thin and have reserves ready to weather the storm.

Real estate and as the saying goes Location, Location, Location
What words of advice do you offer to those considering real estate investment?
Don't overstretch, Location is very important, Management of Building also very important and if you are going to rent out your investment, decorate it well.
